Will Purbachal New Town be worth the investment?

I’m seeing a lot of hype around Purbachal. Plots are still relatively affordable compared to central Dhaka, but infrastructure is still developing.

Is it worth buying a plot there now and waiting 5-10 years? Or is it too risky given the slow pace of development?

What about properties outside of Dhaka? I think smaller cities offer much better value for money.
