Apartment price per sqft — what's reasonable in 2026?

I’m trying to understand if the apartments I’m looking at are fairly priced. What’s a reasonable price per sqft in 2026 for different areas?

From my research:
Gulshan: 12,000-18,000/sqft
Uttara: 5,500-8,000/sqft
Mirpur: 4,500-6,500/sqft

Is this accurate? What are you seeing in your areas?

Good points but I think you missed one important factor: the quality of construction varies HUGELY between developers.
