Power of Attorney for property transactions — is it safe?

A seller wants to sell through Power of Attorney (POA) because he lives abroad. My lawyer says it’s risky. How common is this practice and what precautions should I take?

Adding to this — make sure you check the building’s fire safety compliance. Many buildings in Dhaka don’t meet standards.
