ROI comparison: apartment vs commercial space

I’m trying to decide between buying a residential apartment for rent vs a commercial shop space. Here’s what I’m seeing:

Residential: 3-4% annual rental yield, steady tenants, lower maintenance
Commercial: 6-8% annual rental yield, but longer vacancy periods and higher maintenance

What’s been your experience? Which gives better overall returns?

What about properties outside of Dhaka? I think smaller cities offer much better value for money.
