Property investment mistakes to avoid

I’ve made some expensive mistakes in my early investing days. Here are the ones I want to warn others about:

1. Buying without proper title verification (almost lost 30 lakhs to a fraudulent seller)
2. Not budgeting for registration and renovation costs
3. Investing in an area I didn’t know well — ended up with a property nobody wanted to rent
4. Emotional buying — falling in love with a property and overpaying
5. Not having an exit strategy before buying
