Should I buy a ready flat or an under-construction one?

I’m seeing significant price differences between ready flats and under-construction ones. Some upcoming projects are 20-30% cheaper than ready apartments in the same area.

What are the risks of buying under-construction? Has anyone had a bad experience with delayed handover?

One important thing to remember: always get a separate property valuation, don’t rely only on the seller’s asking price.
