How to negotiate property prices effectively?

I’m about to make an offer on a property and I’m not great at negotiating. The asking price is 1.2 crore but I think it’s worth around 95 lakhs based on comparable sales in the area.

Any tips on how to negotiate without offending the seller? What’s a reasonable starting offer?

Adding to this — make sure you check the building’s fire safety compliance. Many buildings in Dhaka don’t meet standards.
