Banani — still worth the premium?

Banani used to be THE place to live in Dhaka. But lately it seems overcrowded and overpriced. A basic 1500 sqft flat is going for 1.8+ crore.

Is it still worth paying the premium? Or are newer areas like Bashundhara R/A a better value?
