I’ve been tracking Dhaka’s property market for the past 5 years. Here are my observations and predictions for the next couple of years:
Current trends:
- Prices in premium areas (Gulshan, Banani) have stabilized after rapid growth
- Mid-range areas (Mirpur, Uttara) still seeing 5-8% annual appreciation
- New satellite towns (Purbachal, Jhilmil) gaining attention
My predictions:
- Metro rail completion will boost prices along the route
- Purbachal prices will rise significantly as infrastructure improves
- Old Dhaka renovation projects will create new opportunities
