1. Collect certified copy of Khatian from AC Land office
2. Cross-check with mouza map
3. Get RS, SA, BS records
4. Check current mutation status
5. Verify at the Sub-Registrar office
6. Physical inspection of the land with local people

Always hire a lawyer to do this properly. Don’t rely only on the seller’s documents.
