First-time buyer checklist — what you need before signing

After buying my first apartment last year, I learned a lot of things the hard way. Here’s my checklist for first-time buyers:

  • Verify the land ownership documents (Khatian, RS, BS copies)
  • Check RAJUK approval for the building plan
  • Verify the developer’s track record
  • Get a lawyer to review the deed before signing
  • Check for any pending litigation on the property
  • Verify utility connections (gas, water, electricity)
  • Negotiate — almost everything is negotiable

Hope this helps someone!

I’ve been in real estate for 15 years and I can confirm everything mentioned here. Solid advice.

Thanks for the detailed breakdown. One thing I’d add is to always check the building’s structural integrity before buying.

I’m from Sylhet and the market here is very different from Dhaka. Expat investment drives up prices significantly.

Good discussion! I think we should also consider the impact of new infrastructure projects on property values.

Has anyone consulted a lawyer about this? I think professional legal advice would be worth the investment.

What’s the community’s opinion on buying during Ramadan? I’ve heard sellers are more willing to negotiate.
